If you were to sell your home in an auction for example, you’d have to prepare an auction pack, and that includes all the information needed to allow exchange of contracts (the legal bit) to happen on the day of the auction. All the fixtures and fittings forms, property information forms, legal title from land registry, the searches and a contract would be all in one bundle ready to go.
The hammer falls during the auction and the buyer signs the contract there and then – no messing about or endless back and forth process answering irrelevant questions which you can’t understand why anyone would bother asking – the deal is done and you know your buyer is locked in for good.
But when it comes to selling your home via private treaty (on the open market with an estate agent), most don’t get their clients to put their sellers pack in place before they go to market – and this is a HUGE mistake!
